Another standard Belmont lot, 48′ x 126′. We’re getting used to these tight lots. It’s a good challenge to orient the windows to maintain privacy and take advantage of the great Belmont views of Montalto and the Blue Ridge Mountains. Getting the height we wanted for the views and to accommodate a sloped lot, we were able to build a dramatic 10’6″ high living area, with a more intimate 8′ high kitchen area. The open floor plan seems to reflect how people are living today, while keeping a quite private second floor for bedrooms and laundry.
With an expected HERS (Home Energy Rating Score) of 57, the house will be 43% more efficient than houses built to the HERS Reference Home (based on the 2006 International Energy Conservation Code). The home will be eligible for a one-year 50% break on City of Charlottesville property taxes, and energy costs are projected at $1544 per year.
